Fixed-rate, fixed-term lending is the clearest growth lever for real-world assets (RWAs) within decentralized finance. A 5 percent shift in reserves from stablecoin issuers Sky and Ethena alone could generate $1.8 billion in new demand for these assets.

This unlocks a decades-old credit desk playbook: acquire an income-generating asset, borrow against it at a locked rate below its yield, then buy more of the asset. DeFi has not meaningfully implemented this approach until now.

Current RWA leverage on-chain operates almost entirely through variable-rate pools, where borrow rates fluctuate based on pool utilization rather than fixed agreements between lender and borrower. Aave's USDC borrow rate climbs from 4 percent to 14 percent when utilization rises from 92 percent to 100 percent. This volatility makes longer-dated borrowing untenable for institutions.

Variable rates contributed to significant market instability. A liquidation cascade on October 10, 2025, triggered a $19 billion event and sparked a nearly 60 percent reduction in DeFi total value locked over the following eight months.

Fixed-rate, fixed-term lending closes this gap by matching loan duration to collateral settlement windows. RWAs typically have redemption settlement times ranging from T+7 to T+90 days. With a known borrow cost and maturity locked at origination, institutions can underwrite RWA leverage vaults using the same credit approval frameworks they apply to conventional term financing.

This structure explains why traditional credit markets grew to $51 trillion in U.S. fixed income, compared to $1.6 trillion in floating-rate leveraged loans.

Morpho, a major DeFi lending protocol with over $16 billion in deposits, recently launched fixed-rate, fixed-term markets through its Morpho Midnight initiative. Coinbase deployed Morpho Midnight in September 2026 to offer fixed-rate, crypto-backed loans to its customers, demonstrating practical adoption at scale.

RWAs already back major stablecoins. Ethena and Sky have committed more than $2.4 billion to instruments like JAAA, BUIDL, STAC, and USTB. JAAA yields between 4.5 and 5 percent; Maple's syrupUSDC pays 5 percent. Stablecoin supply currently stands around $300 billion, with aggregate vault assets approaching $20 billion.
