Bain Capital's Tech Opportunities fund took a minority stake in Kahua, an AI-powered enterprise construction platform. The investment values the Georgia-based company at over $1 billion.

Kahua provides a comprehensive construction project management platform for owners and delivery teams. The platform offers clear portfolio visibility and greater control over complex capital programs.

The company uses AI through its Noa assistant. Noa automates daily tasks, retrieves information and implements new processes within the secure platform.

Kahua also features kCapture, a 360-degree reality capture tool. This functionality allows users to record site conditions, pin them to project drawings and compare progress across the construction lifecycle, extending into operational phases.

Its Asset-Centric Project Management solution focuses on capturing data throughout the project lifecycle. This streamlines project handover by creating asset records that operations teams can use from the first day.

Kahua Analytics enables internal teams and external partners to access project and program data. It provides real-time dashboards for improved forecasting and supports informed decision-making from a unified source of truth.

The platform integrates various aspects of the construction process into a single connected system. This includes managing the entire lifecycle from planning and design to construction and final project handover.

Kahua's capabilities include identifying program risks before they escalate and standardizing project delivery across diverse teams and partners. The system also supports preparing assets for operational use years after project completion.

Financially, Kahua connects project spending to funding and forecasts, generating audit-ready records. It manages budgets, cashflow, contracts, change orders, audits and compliance controls across multiple projects and programs.

The platform coordinates bids, design and construction workflows, schedules, resources, site intelligence and collaboration. It also offers portfolio status updates, executive dashboards and analytics across programs without manual reporting.

Kahua's founders previously built and exited Constructware, an early internet-based collaborative project management system. They chose to build Kahua from the ground up rather than repeating their prior model.

Public records show Kahua had previously raised $40.4 million across three funding rounds from two investors. Bain Capital's investment marks a substantial increase in the company's valuation and capital backing.
