The steep discount on a high-profile property reflects a difficult luxury real estate market—one that directly squeezes commission revenue at publicly traded brokerages like Compass (COMP), which depend on both transaction volume and sale prices.

Plaza listed the Mediterranean-style home at $6.5 million in Jan. 2025, eight months after her husband's death. The price dropped to $5.75 million, then to $5.3 million. The contingent offer of $4.85 million represents a 25.4 percent reduction from the original asking price.

The four-bedroom, 5.5-bathroom home, built in 1928, is located in Los Feliz. Plaza and her late husband, Jeff Baena, purchased the property in Oct. 2022 for $4.7 million.

The prolonged sales cycle and repeated price cuts show buyer resistance to initial valuations in the luxury segment. For Compass, that translates to agents spending more time and resources on fewer, lower-value closings—a direct drag on margins.

A sale at $4.85 million still generates a commission, but the timeline and discounting demonstrate a buyer's market where even celebrity-owned properties face pressure. Plaza's personal circumstances—Baena died in Jan. 2025, and she is currently pregnant—set the timeline for listing, but market conditions dictated the final price.

Records show Plaza purchased the home through a trust managed by an accounting firm that operates from the same office as her production company, Evil Hag Productions, a structured asset-management arrangement common among high-net-worth individuals.
