PGIM, Prudential Financial's $1.5 trillion asset management arm, committed $3 billion in a three-year forward-flow facility to GreenSky, LLC on Aug. 20, 2026. The facility targets consumer home improvement assets, with PGIM purchasing an estimated $3 billion in volume over the commitment period.

The structure provides GreenSky long-term capital while PGIM gains exposure to a prime collateral pool that GreenSky originates and services. GreenSky operates the largest point-of-sale home improvement lending platform in the U.S. funding projects in home improvement, solar and healthcare sectors.

Oliver Nisenson, head of private asset-based finance at PGIM, said home improvement lending remains compelling within consumer credit. "Aging housing stock is driving increased demand for critical home infrastructure and improvements," Nisenson said.

GreenSky's CFO Dan Budington said the commitment expands the platform's long-term capital capacity and supports continued growth.

PGIM's engagement with GreenSky spans both private asset-based finance and securitization markets. Gabriel Rivera, co-head of securitized products at PGIM, said the transaction demonstrates the firm's ability to deploy capital across the housing value chain—from land banking to residential mortgages to home improvement finance.

The new facility follows PGIM's recent $4 billion commitment to Domain Real Estate Partners for land banking. PGIM's securitized products platform has grown to $175 billion, forming part of its larger $1.2 trillion credit investment platform.

GreenSky, founded in 2006 and based in Atlanta, originated nearly $5 billion in loans between 2012 and 2016. Beyond the PGIM facility, GreenSky is selling $500 million in asset-backed securities backed by fixed-rate home improvement loans, diversifying its capital sources across federally-insured and state-chartered financial institutions.
